General

A Tiny Home is a moveable dwelling constructed on a trailer and suitable for transporting. It is suitable for residential use with self-contained amenities – such as a kitchen, bathroom, laundry, and bedroom(s). Tiny Homes also typically come with options to be either connected to the grid or off-the-grid living.

Tiny Homes are classified as a ‘vehicle’, similar to a caravan. This is also why Tiny Homes don’t require a building permit. Tiny Home owners enjoy the freedom of being able to move around with their house, including the ability to live off the grid.

This is not recommended. Caravans are built for regular travel – Tiny Homes are not due to their height and weight. They are built to be moved less often and normally most standard motor vehicles are not licensed to move them.

Tiny Homes are transportable and can be located almost anywhere on your property and not subject to any other planning restrictions (flood, bushfire, etc). In addition, no Council Approval or contribution fees are applicable.

The maximum dimensions of a Tiny Home are:
• 2.5m wide
• 4.3m high (from the road)
• 10.0m long (*due to weight restrictions)
• 4.5 tonnes in weight

Our standard fully-fitted Tiny Homes start at $120k. Factors affecting the cost are the size and inclusions of your Tiny Homes. Contact us for an obligation-free personalised quote.

Our standard progress payments are:
• 5% deposit on acceptance of quote
• 25% on contract signing to order trailer, frames
and windows
• 40% on completion of external façade
• 30% after final inspection prior to deliver

Building

For our standard designs, it usually takes between 8 and 10 weeks depending on the size, design and upgrade options.

Typically a Tiny Home with a trailer will weigh between 3,500kg and 4,500kg depending on its size and finishes. It can not weigh more than 4,500kg if you plan to drive it on Australian roads.

The following needs to be considered when
deciding where to park your Tiny Home:
• Delivery access and is a Crane required?
• Flat, stable land to park your Tiny Home
• Over-hanging trees
• Services connection (water & electrical)
• Waste management (sewer & other waste)
• Stormwater and Guttering
• Ancillary spaces such as decks, awnings, etc.

Services

  • All our Tiny Homes come with a standard 240V AC 50Hz, 15 Amp weather-proof plug-in power connector. All you need is an existing power outlet and extension cord to provide power to the Tiny House. 
  • We can also provide an off-grid option which provides electricity from Solar Panels.
  • All our Tiny Homes come with a standard garden hose plug connection. You can simply connect to the reticulated water mains from a garden tap or any other accessible water point.
  • We can also provide an off-grid option which utilises a Rain Water Tank – this is an upgrade at an additional cost.

All our Tiny Homes come with a dual gas regulator that will allow two (2) LPG gas bottles to be connected.

  • Our Tiny Homes come with a flushable toilet as standard. To connect this toilet to your property’s sewer or septic tank, you may require a council permit and qualified plumber.
  • As an alternative and more sustainable option, we can supply and install a composting toilet that does not require a council permit.

Regulations

A Tiny Home built on wheels falls under the same classification as a caravan, meaning that you can park your new Tiny Home anywhere on your land without needing council approval.

NSW legislation may permit you to have up to two (2) caravans (which include Tiny Homes) if you only plan for someone to stay in them for a short term (up to 48 hours at a time) for no more than 60 days per year. Certain councils or states have different laws governing tiny homes and we are happy to advise and help, just get in touch at our contact page or call us!

Yes – you can have no more than one (1) caravan (which includes Tiny Homes) if you intend for you or a family member to live in it on a long-term basis – provided you have an existing home on the lot.

Yes – NSW legislation may permit you to have up to two (2) caravans (which include Tiny Homes) on your property if you only plan for someone to stay in them for a short term (up to 48 hours at a time) for no more than 60 days per year.
